RIVERSIDE MEADOWS – PHASE 1 – 58 Residential Lots

The City of Yorkton will be conducting a lot draw on Monday, August 25, 2008 at 2:00 p.m. local time in the Council Chambers located at 37 Third Avenue North, Yorkton, Saskatchewan to sell the 58 residential lots in the Riverside Meadows Phase 1 sub-division.

Lot sizes and prices – Riverside Meadows – Phase 1

Lots will be offered for sale – 1 per Individual/Family or Contractor. The name appearing on the request for the lot draw will be the name placed on the Transfer of Title. The cost of Transfer of Title will be added to the price of the lot at the time of signing a Purchase Agreement and the City will then be responsible for the Transfer of Title upon payment in full of the lot. The cost of a Title Transfer as per Information Services Corporation is at a rate of 0.3% of the value of the property. Therefore if a lot is valued at $50,000.00 the cost to register the title would be $150.00.

Procedure for submissions in to the Lot Draw

Interested parties are to submit their written request to participate in the lot draw by one of three ways:

1. Filling out the form below or;
2. Sending an email to or;
3. Dropping off a written request to the Office of the City Clerk, located on the 2nd Floor at City Hall, 37 Third Avenue North, Yorkton, Saskatchewan.

Your submission must include your Name(s), (as it will appear on the Title Transfer) along with your address and daytime phone number.

All submissions must be received by 4:00 p.m. on Friday, August 15th, 2008.

If entering the Lot Draw through the web site or by email, you will receive an automatic response to your submission. If you drop off your submission you will receive a written receipt. You will then be contacted by telephone the week of August 18th to confirm your submission and participation in the lot draw. It is your responsibility to ensure that you have received a phone call by 4:00 p.m. on Wednesday, August 20th. If you have not been contacted by telephone at that time, please call 786-1717 to confirm that you have been placed on the lot draw list.

Lot Draw Procedure

The Lot draw will commence at 2:00 p.m. on Monday, August 25, 2008 in Council Chambers at City Hall, located on the main floor at 37 Third Avenue North, Yorkton, Saskatchewan.

Doors to the Council Chambers will open at 1:30 p.m. for seating and close at 2:00 p.m. for commencement of the draw.

Names of those entered into the Lot Draw will be deposited into a container once the participants’ attendance is confirmed in Council Chambers. You must be in attendance or have completed a form authorizing an appointed representative to attend in your place.

Name(s) will be drawn one at a time and the Individual or Contractor will then have an opportunity to select their lot. The name along with the lot selection will be recorded on the lot plan and also on a separate document.

Should there be more than 58 participants in the lot draw, then the City will retain a list should any properties from the lot draw be returned to the City.

Should there be less than 58 participants in the lot draw, then the Contractors will have the right to resubmit their name into the draw for an additional lot if they so choose.

Procedure for payment and completion of Offer to Purchase Agreement

Upon successfully being awarded a lot in the lot draw, the Purchaser will be required to sign an Offer to Purchase Agreement and put down 10% of the lot price plus GST. The appointments to arrange for completion of all paperwork will be scheduled immediately following the lot draw. The appointments will take place the week of August 25, 2008. The balance of the lot price plus GST, along with the cost of Title Transfer must be paid within 30 days of the signing of the purchase agreement and acceptance by the City.

Should the Purchaser cancel the Purchase Agreement within 3 business days, a $250.00 (two hundred and fifty dollars) cancellation fee will be assessed by the City and the lot returned to be offered to the next name on the list from the lot draw or on a first come first served basis as the case may be.

Should the Purchaser cancel the Purchase Agreement after 3 business days, but prior to 30 calendar days of the Purchase Agreement date a $500.00 (five hundred dollars) cancellation fee will be assessed by the City and the lot returned to be offered to the next name on the list from the lot draw or on a first come first served basis as the case may be.

In all cases the full purchase price of the lot plus GST must be paid by the Purchaser to the City within 30 calendar days of the signing of the Purchase Agreement, along with the fee for Transfer of Title, or the City will return the deposit less $500.00 and once again offer the property for sale.
