Building Permits

Provincial Legislation (the Construction Codes Act) requires municipalities to regulate building construction. Whenever you are planning to construct, place, alter, repair, renovate, demolish, remove, add or change any building or residence within the City of Yorkton, you may require a Building Permit.

  • Fence *
  • Detached Structure less than 100 ft2*
  • Deck under 18” from the ground *
  • Interior non-structural work (painting, patching, decorating, flooring, installing cabinets or shelves)
  • Replacing same size doors and windows
  • Replacing shingles
  • Replacing stucco or siding

As an owner, you are responsible for any fees or penalties that arise from not obtaining a Building Permit. If work has already started without a Building Permit you will face the following penalties:

  • Double the original Permit fee
  • Delay in work (all work must stop during time of processing your Permit application)
  • A possibility of removal of work that was started prior to a Building Permit
  • A possibility of extra work needed
  • A possibility of legal and financial issues when selling your property or making an insurance claim

Building codes and bylaws provide the regulations and standards that architects, builders and homeowners must meet when designing constructing or remodeling buildings.

Building codes establish predictable and consistent minimum standards that are applied to the quality and durability of construction and construction materials across the province and country. The codes and bylaws all have the same purpose: to protect the health safety and welfare of the building’s occupants.

Federal Government

The federal government sets the base for all building standards through National Building Code.

Provincial Government

The provincial government sets province-wide standards through The Construction Codes Act and Building Code Regulations.

Municipal Authority

The City of Yorkton administers and enforces standards and regulations, including National Building Code, The Construction Codes Regulations, Building Bylaw and Zoning Bylaw. Licensed building officials work for the municipality.

Property Owner

The property owner is responsible for ensuring their building complies with all building and accessibility standards.

Each municipality is responsible for the enforcement of these codes, acts, and regulations in the area in which it has jurisdiction. As part of its building permit process the City of Yorkton reviews and approves plans for construction that meet building codes and bylaws. The City of Yorkton will also conduct inspections during construction to verify that building code regulations have been followed.

Inspections are required for any building or demolition permit that has been issued, or for any new business or a business moving to a new location.

Requesting an Inspection

You must call Building Services (Monday to Friday) at least 24 hours before the inspection is required.

  • Address
  • Contact person and phone number
  • Type of inspection required
